Additional clauses: Pre-Lease: Conditional to the following 1,2,3's report to the full satisfaction of the owner. 1. Letter of employment (salary, position, work since, status) and most recent pay stub with the cumulative amount of earnings to date OR proof of funds 2. Verification of tenant's credit report to the full satisfaction of Landlord and consent to check payment habits with previous landlord references. 3. The tenant agrees that the Landlord has the right to perform an independent credit and payment history verification with Corporation des propriétaires immobiliers du Québec (CORPIQ). 4. Tenant must provide proof of civil liability insurance ($2M) for the duration of the lease and must be provided prior to the signature of lease and maintain it for the duration of the lease. 5. Tenant must provide a confirmation Letter of the Hydro Quebec Account Transferred. 6. Tenant must read and agree to the building's by-laws and regulations. 7. Tenant is responsible for all move-in & move-out related rules & fees required by the syndicate. 8. Quebec Lease will be in English or French During the Lease: 9. Only tenants who are listed on the promise to lease and the lease agreement are allowed to reside within the premises. Direct family members are permitted up to a maximum of 2 people. Any unauthorized residents are not permitted. The tenant must get the authorization of the landlord if is an additional tenant who will be staying for a longer duration or needs to be added to the lease. 10.No Pets 11. Tenant shall not, and shall not permit anyone to, use, grow, smoke or vape tobacco, cannabis, or any other illegal substance in any indoor part of the premises, the common areas or the property of which they form a part. 12.No Airbnb or similar short-term sublet. Any such activity will be considered a repudiatory breach of the lease 13. Tenant will be responsible for paying any penalty due to their failure to comply with the bylaws and declaration of co-ownership. 14. Tenant will also be responsible for paying any fees due to the loss of any keys or magnetic key. 15. Tenant is not allowed to sub-lease or lease transfer without written permission from the Landlord. 16. The tenant is not permitted to drill holes in the wall without written permission from the Landlord. End of Lease: 17. The Tenant, at their own expense, is required to return the rental unit in its original condition (including appliances). The tenant is responsible to cover any damages (beyond normal wear and tear) and additional cleaning fees. 18.If at the end of the term the lease is not renewed, the tenant MUST honour ALL visit requests for all prospective tenants, for which 24-48 hours' notice will be given. The same applies to visits from prospective buyers in case the condo goes for sale during the term leased.
